Since 2018, Google has spent more than $ 389 million on land purchases in northern San Jose, California, with plans to build a new campus here dedicated to research and development (R&D) activities. The facility includes five office buildings connected by a pedestrian bridge over the roadway, as well as three industrial buildings dedicated to the production of products, including the Nest line.

Google's assortment includes not only software solutions, but also electronic products. In addition to Nest products, these are the Google Home smart speaker, Pixel smartphones and PixelBook laptops. The revenue from these products is negligible when compared to web search, YouTube or Google Cloud. However, Google's head of manufacturing, Rick Osterloh, said the company plans to increase its market share in the segment this year. Major steps in this direction were the release of its own mobile processor Tensor and the termination of cooperation with Qualcomm, as well as the takeover of Fitbit.



In this regard, a new research and development center appears to be an urgent need. According to engineering documents, which were at the disposal of CNBC reporters, the three existing industrial buildings on the new campus are undergoing major redevelopment. In addition to meeting rooms, lounges and small kitchens, platforms for equipment, conveyor belts and warehouses for shipping finished products will appear. It will also house supply warehouses such as furniture for office centers.


One of the buildings will face a particularly large-scale redevelopment. Only 20% of its space will be used for office space, and the remaining 80% will be used for production, storage and distribution of products. The design documentation also highlights the main interior design solutions. We are talking, in particular, about the design of premises on a marine theme, art objects, frescoes, wood trim and even surfboards on the ceilings of meeting rooms and gyms are provided. The meeting rooms are named after California's coastal areas. The parking lot will be completely re-equipped, 794 parking spaces will be provided, more than 20 of them are intended for freight transport, charging stations for electric vehicles and a propane tank will also be located here.



In addition to the manufacturing sector, the project envisions the traditional Midpoint technology complex with five office buildings. It will be built from scratch and will accommodate up to 3.5 thousand employees of the company. Here, landscape architecture solutions will be added to the construction. Google will need to work hard to allay local fears about such a neighborhood. The company intends to organize the safest movement for pedestrians and cyclists, as well as to establish relations with the local community.

Landscape architecture solutions include open-air areas dedicated to employees, as well as the abandonment of traditional concrete parking lots in favor of sustainable solutions: planting greenery and using recycled water. Finally, the project envisages a large transit hub with regular minibuses, bicycle parking, and sophisticated logistics that will eliminate travel for only one passenger. The timing has not yet been announced.
